Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the most common questions people ask us … along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.
This section is a constant work in progress. We’ll be expanding it as time goes on.
Q: Where are you guys based?
A: Our home base is Cameron Real Estate Brokerage in Wakefield, Massachusetts, which is a suburb of Boston. However, we routinely buy properties across the Commonwealth.
Q: A cash offer close to full price seems too good to be true. What’s the catch?
A: Folks unfamiliar with our business model ask this all the time. They wonder how we’re able to make higher offers than others and still stay in business. The answer is that we often don’t need to buy at deep discounts like traditional flippers because we transact a high volume of homes. When you do a higher number of houses, you don’t have to make a whole lot on each house in order to stay profitable.
Q: How do you determine how much to offer for my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. A good rule of thumb is: offer price = resale value – repairs – holding costs – required profit margin (typically, 10-15%).
Basically, we take many pieces of information into consideration, and use that come up with a fair price that works for us and works for you, too.
Q: Will you be listing my house on the market or actually buying it?
A: At Homevisor we’re not like traditional homebuyers or agents. We focus on helping you sell your house with the method that will work best for reaching your goals. If you’re looking for control and convenience, we can buy your house for cash in as little as seven days (or as long as you need). If you’re looking for top dollar, our industry-leading marketing strategy can help you sell your Massachusetts house faster on the market than the traditional real estate agent. And we have the numbers to prove it: our sale prices, average days on market, and other key metrics are well above the Massachusetts average.
Q: What do you do with the houses you buy?
A: It depends! Some properties we like to keep. Others we like to rehab and resell so a new family can enjoy them. Sometimes, if we have enough projects, and we have a trusted partner who really likes the house or the area, we’ll let them close on it themselves for a commission (paid by them). We have other strategies as well, but the bottom line is there’s no one size fits all when it comes to houses.
Q: Do you pay fair prices for properties, or are you just going to lowball me?
A: No, we’re not going to lowball you. Like you, we’re busy folks, and there’s no sense in wasting time making you an offer you’d never accept. It’s true that many of the houses we purchase are below what you might get on the market if you waited several months, held showings, and paid a real estate agent. However, in our experience, that difference is pretty small when you factor in your savings on real estate agent commissions, holding costs, repairs, and oftentimes, sanity.

Q: Are there any fees or commissions to work with you?
A: Since we are both cash buyers and licensed and reputable real estate agents, we offer multiple options. If you choose to have us list your house on the market and find you a buyer using our proprietary marketing tools, we charge a percentage commission like most agents. However, if you sell to us directly via a cash offer, we will not charge any fees or commissions.
Q: How are you different from a real estate agent?
A: Great question! Several years ago we discovered that so many Massachusetts house sellers were being ignored and under-served by traditional investors AND agents who were limited in how they could solve homeowners’ problems. For most real estate agents to take on a listing, the house has to be “show ready,” which often requires you to pay for repairs, hold open houses, show the house to several potential buyers, and deal with the often-stressful problem of buyers backing out at the last minute or financing falling through.
On the other hand, many so-called real estate “investors” make cash offers based off a formula that works for their business model. But for a seller who isn’t necessarily in a hurry or is in fact willing to go through the traditional selling process, that offer is often way too low.
At Homevisor, we are able to serve you with several options to sell, and you can pick the one that best helps you reach your goals.
If you’re after speed and convenience, don’t want to deal with repairs, and are willing to forgo top dollar for that convenience, a cash offer may be right for you.
If you’re seeking top dollar and can wait for the right retail buyer to come long, great! We can list your home on the market and sell it fast to put the most money in your pocket.
Essentially, the primary way we are different is that we don’t box you into a single option. We offer choices so you can choose what works for you.
Q: How fast can you close?
A: That depends on your timeline. We can be ready in as little as several days, but we can wait as long as you need to find new housing, or do whatever else you need to get done.
Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation to do anything. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to move forward. Ultimately, you need to do what’s best for you, and we respect that.
Q: What walks on four feet in the morning, two in the afternoon, and three at night?
A: A person. As an infant, he crawls on all fours; as an adult, he walks on two legs and; in old age, he uses a walking stick.
